THOMAS POND Renovation, Raymond Maine

This renovation is a comprehensive reworking of an existing lake front house on Thomas Pond in Raymond, Maine.  The design solution will yield more natural light into the living spaces, panaramic views of the water, a refined palette of natural materials, and a better integration of interior and exterior living space to facilitate large gatherings of family and friends. The project has gone through 3 design iterations, each initiated to squeeze cost from the previous design.  The 3 solutions reveal different strategies for optimizing the methods for hitting the target budget.  The first two design concepts considered the option of phasing the project over time.  The third design was an effort to minimize the scope and complexity of the addition, while maximizing reuse of the existing spaces.
